NVIDIA Graphics Private Limited, the Indian subsidiary of world's number one semiconductor chipmaker Nvidia has leased 760,000 square feet of office space at Bagmane Capital – Memphis South Tower in Mahadevpura, Bengaluru. The transaction covers 12 floors in the tower and represents one of the largest office leasing deals in the city.
The 10-year lease, which commenced on April 1, 2026, carries a total rental commitment of approximately ₹1,230 crore. The monthly rent is ₹8.59 crore at ₹113 per square foot. The agreement includes a 15% rent escalation every three years and a security deposit of ₹34.35 crore.
The lease is classified as a fresh transaction between NVIDIA Graphics Private Limited and Bagmane Constructions Private Limited, the owner of the property.
This expansion adds to NVIDIA’s existing operations in India, where the company maintains a substantial team. The move aligns with the company’s global requirements in semiconductor design and R&D. India accounts for 20% of the world’s semiconductor design talent.
